*Hammock Basic costs £8 per month plus VAT for 1–3 properties. Standard costs £15 for 4–10 properties and Plus £25 for 11–20 properties. Annual billing currently gives a 20% saving.

**Landlord Studio MTD Go is free for 1–3 units. MTD submissions cost £5 each on the free plan. Pro costs £12 per month plus VAT and includes bank feeds and MTD submissions.

***Xero Simple normally costs £7 per month excluding VAT and is aimed at non-VAT registered businesses, including landlords. VAT-registered landlords may need Ignite, which normally costs £18 per month. Xero was offering 90% off for the first six months when checked, but this is promotional rather than the standard price.

Prices checked October 2026.

Why this ranking?

Hammock takes first place because landlord accounting is its main purpose. It tracks rent and property expenses, connects unlimited bank feeds, prepares property-level reports and supports MTD quarterly submissions and the Final Declaration. It also supports different ownership structures, including jointly owned properties.

Landlord Studio is very close behind. Its main advantage is value: landlords with 1–3 units can start for free, while the £12 Pro plan adds automatic bank feeds and stronger accounting tools. Independent feedback is excellent, with 4.9/5 from 150 Capterra reviews when checked.

Xero ranks third because it is a broader accounting system rather than landlord-specific software. However, it has dedicated landlord and MTD support, a low-cost £7 Simple plan and a much larger independent review base: 4.4/5 from 3,330 Capterra reviews.

Hammock — Best overall

Viaqo score: 95/100

Hammock is accounting software designed specifically for landlords.

It brings rental income, expenses, rent payments and property tax records together. Bank transactions can be matched to the correct property, and landlords can see their rental finances without working through bank statements manually.

Why we like it

  • Built specifically for landlords
  • Rental income and expense tracking
  • Unlimited bank feeds
  • Automatic bookkeeping
  • Property-level profit and loss
  • Rent and arrears tracking
  • Receipt records
  • MTD quarterly submissions
  • MTD Final Declaration
  • Joint ownership supported
  • Web, iPhone and Android access
  • 30-day free trial

Hammock is recognised by HMRC for Making Tax Digital for Income Tax and can send quarterly updates directly from the landlord’s records.

What to watch

Pricing depends on the number of properties.

A landlord with one property pays much less than someone with a portfolio of 15 properties. That is easy to understand, but it means costs increase as the portfolio grows.

Hammock is also primarily an accounting and financial tool. If your main need is tenant communication, maintenance management or tenancy documents, a wider landlord management system may suit you better.

Pricing

  • Basic: £8/month + VAT — 1–3 properties
  • Standard: £15/month + VAT — 4–10 properties
  • Plus: £25/month + VAT — 11–20 properties
  • Beyond: £31.5/month + VAT — 21+ properties

Annual billing currently reduces the yearly cost by 20%. A 30-day free trial is available.

Best for: Landlords who want accounting and MTD tools built specifically around rental property.

Landlord Studio — Best value

Viaqo score: 94/100

Landlord Studio combines property management with rental accounting.

For accounting, it can record rent, expenses and mileage, store receipts and documents, connect bank accounts on the Pro plan and prepare records for Making Tax Digital.

Why we like it

  • Free option for 1–3 units
  • Rental income tracking
  • Expense tracking
  • Mileage
  • Bank feeds on Pro
  • Automatic expense sorting on Pro
  • Tax-ready reports
  • MTD submissions
  • Property management tools included
  • Strong independent customer reviews

The free MTD Go plan is particularly useful if you have only a small portfolio and do not mind entering more information manually.

You pay £5 for each MTD submission on the free plan. The £12 Pro plan includes MTD submissions and more automatic accounting tools.

What to watch

The free plan is deliberately basic.

It only includes limited document storage and basic reports, and there are no automatic bank feeds. A landlord who wants to reduce manual bookkeeping is therefore more likely to need Pro.

Landlord Studio also includes property-management features. That is useful if you want both jobs handled in one product, but landlords looking purely for accounting may find Hammock more focused.

Pricing

  • MTD Go: £0/month — 1–3 units
  • MTD submission on Go: £5 each
  • Pro: £12/month + VAT
  • Pro Plus: pricing depends on portfolio requirements

A 14-day Pro trial is available.

Independent feedback is very strong. Landlord Studio currently has 4.9/5 from 150 Capterra reviews, including 4.8 for ease of use and customer service.

Best for: Smaller landlords who want low-cost accounting together with basic property-management tools.

Xero — Best general accounting software

Viaqo score: 91/100

Xero is general small-business accounting software, but it now has plans and MTD tools specifically relevant to landlords.

The Simple plan costs £7 per month excluding VAT and is aimed at non-VAT registered businesses, sole traders and landlords. It includes bank reconciliation, receipt capture, reports and MTD for Income Tax.

Why we like it

  • £7 standard starting price
  • MTD for Income Tax ready
  • Bank reconciliation
  • Receipt capture
  • Income and expense records
  • Financial reports
  • Large independent review base
  • Easy to share records with an accountant
  • More advanced plans available if needed

Xero also publishes dedicated guidance for landlords and confirms that MTD for Income Tax can cover property income.

What to watch

Xero is not designed around rental properties in the same way as Hammock or Landlord Studio.

You may need to organise income and expenses yourself so you can clearly see which property each transaction belongs to.

The £7 Simple plan is also for non-VAT businesses. A landlord who needs VAT tools or more advanced accounting features may need Ignite at £18 per month or a higher plan.

Pricing

  • Simple: £7/month excl. VAT
  • Ignite: £18/month excl. VAT
  • Grow: £39/month excl. VAT
  • Comprehensive: £55/month excl. VAT
  • Ultimate: £70/month excl. VAT

Xero was offering 90% off for the first six months when checked in October 2026. We do not use that promotional price as the standard price in our comparison.

Capterra currently gives Xero 4.4/5 from 3,330 reviews, which provides a much larger independent review sample than most landlord-specific products.

Best for: Landlords who want a mainstream accounting system, particularly if they already work with an accountant who uses Xero.

Also considered: QuickBooks

QuickBooks has dedicated accounting pages for landlords and property businesses.

It can track rental income and property expenses, connect bank accounts, store receipts and support MTD for Income Tax. Higher plans can also separate information between different properties.

It is a good alternative, particularly if you already use QuickBooks for another business.

However, for this specific comparison we prefer Hammock and Landlord Studio because they are built around landlord finances. Xero takes the third place because of its simple £7 landlord-friendly plan and much larger independent review base.

What should landlords look for in accounting software?

Good landlord accounting software should make it easy to understand what rent came in, what you spent and which property each transaction belongs to.

We would check these features first:

  • Rental income: can rent be recorded against the correct property?
  • Expenses: can repairs, insurance, agent fees and other costs be recorded clearly?
  • Bank feeds: can transactions arrive automatically from your bank?
  • Receipts: can you photograph and store receipts?
  • Multiple properties: can income and costs be separated by property?
  • Joint ownership: does the software handle the way your property is owned?
  • Tax reports: can you prepare the information needed for Self Assessment?
  • Making Tax Digital: can the software make the required HMRC submissions?
  • Accountant access: can your accountant see the records without you sending spreadsheets?
  • Price as you grow: does the subscription increase when you add more properties?

A cheap plan is not necessarily good value if you still have to do most of the bookkeeping manually.

What does Making Tax Digital mean for landlords?

Making Tax Digital for Income Tax is now being introduced in stages.

From 6 April 2026, landlords and sole traders with qualifying income over £50,000 must use MTD for Income Tax. The threshold falls to £30,000 from April 2027 and £20,000 from April 2028.

Importantly, the threshold is based on qualifying income before expenses, not profit.

If you have both property income and sole-trader income, the qualifying amounts are added together when deciding whether you cross the threshold.

Landlords who fall within MTD must keep digital records and use compatible software to send quarterly updates to HMRC.

Landlord accounting software and landlord software are different

There is some overlap.

Landlord software focuses mainly on managing properties and tenancies: tenants, maintenance, documents and important dates.

Landlord accounting software focuses on rental income, expenses, bank transactions, tax records and MTD.

Products such as Landlord Studio do both. Hammock is much more focused on the financial side.

The right choice depends on which problem you are trying to solve.

Do landlords with one property need accounting software?

Not necessarily.

A landlord with one straightforward rental may be able to keep good records without paying for a large accounting system.

However, MTD makes digital record keeping increasingly important for landlords who fall within the income thresholds.

Free or low-cost products can therefore make sense even for a small portfolio. Landlord Studio offers a free option for up to three units, while Xero Simple costs £7 per month and Hammock Basic costs £8 plus VAT.

What about landlords using a limited company?

The MTD for Income Tax rules discussed above apply to individuals with qualifying property or sole-trader income.

Property held through a limited company continues to be dealt with through company accounts and Corporation Tax rather than the landlord’s personal MTD for Income Tax obligations.

That means the best software can be different for a limited company landlord.

A mainstream accounting product such as Xero may make more sense where full company bookkeeping and accounts are required.

How Viaqo compares landlord accounting software

We compare rental bookkeeping, property-level records, bank feeds, receipts, MTD support, pricing and independent customer feedback.

We also consider how well each product fits UK landlords specifically. A general accounting package can be excellent without being the simplest way to manage several rental properties.

Standard prices are used in our tables. Temporary discounts and annual-payment savings are explained separately.

Independent reviews are considered alongside the size and relevance of the review sample.

Affiliate commissions never affect Viaqo scores or rankings.
