**Landlord Vision Starter normally starts at £19.97 per month plus VAT. A promotional £7.99 monthly equivalent was available when checked for eligible new Starter subscriptions, so we have not presented that temporary offer as the normal price.

Why this ranking?

Landlord Studio takes first place because it gives smaller landlords a useful set of property management tools without requiring a paid subscription from day one. The free plan includes tenancy management, while its wider service covers maintenance tasks, compliance reminders and document storage. Capterra currently lists Landlord Studio at 4.9/5 from 150 reviews.

Landlord Vision scores just behind. It has deeper tools for compliance, documents, tasks and larger portfolios, plus strong independent customer feedback. It currently scores 4.8/5 from 368 Trustpilot reviews.

Lendlord is attractive for landlords who also think about buying, financing and analysing properties. Its Premium plan remains relatively inexpensive at £12 per month. Trustpilot currently gives Lendlord 4.8/5 from 52 reviews, although many reviews relate to its finance services rather than the software itself, so we give that score less weight.

Landlord Studio — Best overall

Viaqo score: 94/100

Landlord Studio is designed for independent landlords and smaller property portfolios.

It lets you manage properties and tenancies, store documents, set reminders and keep track of maintenance. Tenants can also report maintenance problems, while landlords can follow each job through to completion.

Why we like it

  • Free plan for up to three units
  • Property and tenancy records
  • Maintenance tracking
  • Tenant maintenance requests
  • Important-date reminders
  • Document storage
  • Compliance reminders
  • Rent reminders
  • Mobile access
  • Accounting and MTD tools available too

For UK landlords, the compliance tools are particularly useful. You can keep documents such as gas safety certificates, EPCs and electrical reports against the relevant property and set reminders before they expire.

Independent customer feedback is also strong. Capterra currently shows an overall rating of 4.9/5 from 150 reviews.

What to watch

The free plan is deliberately limited.

MTD Go is mainly aimed at landlords with 1–3 units who are happy to enter more information manually. It includes only limited document storage and basic reports.

The Pro plan costs £12 per month plus VAT and adds features such as bank feeds, more document storage, automated rent reminders and stronger reporting tools.

Landlord Studio also includes accounting features, but we will compare those separately on our Landlord Accounting Software page. On this page, its main advantage is that property records, tenants, maintenance and important dates can all be kept together.

Pricing

  • MTD Go: £0/month
  • Pro: £12/month + VAT

A 14-day Pro trial is available without a credit card.

Best for: Individual landlords and small portfolios that want an easy way to keep properties, tenants, maintenance and paperwork organised.

Landlord Vision — Best for larger portfolios

Viaqo score: 93/100

Landlord Vision is UK landlord software with strong tools for property management, compliance, documents and financial records.

Even the Starter plan includes rental income tracking, expense management, bank feeds, compliance management, reports and file storage. Higher plans add features such as a legal document centre, calendar, tasks, electronic signatures and a tenant portal.

Why we like it

  • Detailed property and tenancy records
  • Compliance tracking
  • File storage
  • Calendar and tasks on higher plans
  • Legal document tools
  • Electronic signatures on suitable plans
  • Tenant portal
  • Maintenance work orders on higher plans
  • Unlimited users within the plan’s fair-use terms
  • UK-based phone and email support

One of its strongest points is customer support. Landlord Vision currently has 4.8/5 from 368 Trustpilot reviews, with many recent reviewers specifically mentioning its UK support team.

What to watch

Landlord Vision costs considerably more than Landlord Studio or Lendlord.

Starter normally starts at around £19.97 per month plus VAT, while the more useful Standard and Premium plans cost more. Promotions are frequently shown, so check the normal price as well as the introductory price before subscribing.

The feature list is also quite large. A landlord with one or two straightforward properties may pay for more software than they actually need.

Pricing

At the time checked, Landlord Vision’s regular plan structure included:

  • Starter: from £19.97/month + VAT
  • Standard: from £34.97/month + VAT
  • Premium: from £44.97/month + VAT
  • Enterprise: from £99.97/month + VAT

Prices depend partly on the number of active tenancies and whether you pay monthly or annually. Promotional discounts were also running when checked.

A 14-day free trial is available.

Best for: Landlords with several tenancies who want more detailed management, compliance and document tools.

Lendlord — Best for property investors

Viaqo score: 90/100

Lendlord combines rental-property management with tools aimed at people buying and growing property portfolios.

The free plan includes basic portfolio management, tenant management, property sourcing tools, a deal analyser and manual income and expense tracking.

Why we like it

Lendlord is particularly useful if you want to manage existing rentals while also looking at future property purchases.

Premium adds stronger portfolio and tenant management, maintenance reports, bank account connections, property and rent valuations, mileage tracking and MTD submissions.

The free plan also means you can start using the software without paying or entering card details.

What to watch

Some of Lendlord’s main strengths are aimed at property investors rather than everyday tenancy management.

If your main concern is maintenance requests, compliance documents and tenant communication, Landlord Studio or Landlord Vision may be a more natural fit.

Its independent review sample is also much smaller. Lendlord currently scores 4.8/5 from 52 Trustpilot reviews, but many of those reviews discuss mortgages and finance rather than the property-management software.

Pricing

  • Free: £0/month
  • Premium: £12/month or £99/year
  • Premium Plus: £36/month or £300/year

Best for: Landlords who want to manage their portfolio and also analyse future property investments.

Also considered: Arthur

Arthur is a much more powerful property management system aimed at larger landlords and professional property managers.

Its Standard plan starts at £82.50 per month, including 55 units. It includes maintenance, finance and compliance tools. Pricing is based on annual billing.

That can make sense for a large portfolio, but it is difficult to justify for the typical small landlord Viaqo is targeting. For that reason, we would not put it in our top three.

What to look for in landlord software

Good landlord software should reduce the number of spreadsheets, notes and reminders you need to manage yourself.

For most landlords, the important things to check are:

  • Properties and tenancies: can you keep each property and tenancy clearly separated?
  • Important dates: can it remind you about tenancy ends, inspections and certificate renewals?
  • Documents: can you store agreements, certificates and notices against the correct property?
  • Maintenance: can you record repairs and see whether they have been completed?
  • Tenant details: can you keep contact details and tenancy information together?
  • Rent tracking: can you quickly see whether rent has been paid?
  • Mobile access: can you check information while away from your computer?
  • Portfolio size: does the price rise sharply when you add more properties or tenancies?
  • UK rules: does the software reflect the needs of UK landlords?
  • Support: can you get help when something goes wrong?

A landlord with one property does not need the same software as someone managing 30 tenancies.

Do small landlords need landlord software?

Not always.

If you have one simple tenancy, a calendar, secure document storage and accounting software may be enough.

Dedicated landlord software becomes more useful when you start dealing with several properties, different tenancy dates, maintenance jobs, safety certificates, rent records and more paperwork.

The main benefit is not having to remember everything yourself.

Landlord software and accounting software are different

There is some overlap, but their main jobs are different.

Landlord software helps you manage properties and tenants. That includes tenancy information, maintenance, documents and important dates.

Landlord accounting software focuses more on rental income, expenses, bank transactions, tax records and Making Tax Digital.

Some products do both. However, we will compare the accounting side separately so landlords can choose based on the job they actually need help with.

What about rent collection?

Most landlord software can record or track rent in some form.

That is different from a service whose main job is actually collecting money from tenants, setting up regular payments and dealing with failed or late payments.

We therefore compare those tools separately on our Rent Collection Software page.

How Viaqo compares landlord software

We compare property and tenancy management, maintenance, documents, reminders, rent tracking, UK suitability, pricing and independent customer feedback.

We also look at how useful each product is for different portfolio sizes. Cheap software is not good value if it becomes difficult to use once you add more properties.

Standard prices are used where possible. Temporary discounts are explained separately and are not presented as normal prices.

Independent reviews are considered alongside the size and relevance of the review sample.

Affiliate commissions never affect Viaqo scores or rankings.
